Period of Hire:
Rental commences at 4pm on the day of arrival and terminates at 10.00am on the day of departure.

Contract:
Newbarn Farm arrange short term holiday rentals of the properties on site. The contract will be entered into when Newbarn Farm issues the confirmation form and will be subject to all booking conditions. The client should check the booking form carefully.

Payment:
A deposit of 33% of the booking is payable if the booking is made more than 6 weeks before the commencement of the rental, together with a refundable £100 security deposit. The balance will be payable 6 weeks before the commencement of the rental. Non payment of the balance of the rental on or before the due date shall be deemed as cancellation of the contract by the client. For bookings made less than 6 weeks prior to the commencement of the rental the total fee is payable, together with a £100 refundable security deposit at the time of the booking. All payments should be made to Newbarn Farm at the address at the bottom of the booking form.

Cancellation:
Any cancellations should be notified in writing to Newbarn Farm. Cancellations received prior to 6 weeks of the commencement of the rental will receive a full refund of monies paid to that date plus the £100 security deposit. Cancellations notified less than 6 weeks prior to the rental start date will only be refunded the £100 security deposit. Newbarn Farm recommends that all clients should take out appropriate Holiday Insurance.

Altered bookings:
Newbarn Farm will endeavour to meet a clients request to alter rental dates or cottage selection after booking confirmation has been issued. Newbarn Farm reserves the right to charge a £30 administration fee for altered bookings.

Occupancy & use:
The number of persons occupying the property should not exceed the maximum number for that property outlined in the brochure, with the exception of the addition of one small infant per property. The property shall be used for personal and domestic purposes only and shall not be used for any commercial purpose.

Breakages & Damages:
The client is required to notify Newbarn Farm in the event of any breakages or damages caused to the property or contents. Payment for such damages over and above the value of the security deposit is at the discretion of Newbarn Farm.

Care of the Property:
The client should take all reasonable care of the property and its contents and leave them in the same state of repair and condition as at the start of the rental.

Liability:
Newbarn Farm and its employees shall not be liable to the client or third parties for any accident, damage, loss, injury, expense or inconvenience which may be suffered, arise out of or in any way connected with the rental. No term of Contract is enforceable under the Contracts (Rights of the Third Parties) Act 1999 by a person who is not a party to the Contract.

Right of Entry:
Newbarn Farm reserves the right to enter the property at all reasonable times for purposes of inspection or to carry out any necessary repairs or maintenance.

Rules & Procedures:
Clients are requested to familiarise themselves with and observe the rules and procedures of Newbarn Farm contained within the Information Book in each property.

Use of Facilities:
The communal facilities at Newbarn Farm are strictly reserved for the use of clients and the owners of the property and their immediate family. Any of the on site facilities may be withdrawn from use by Newbarn Farm in the event of any circumstances which deem the facilities unsafe or present any risk to health and safety. The facilities will be withdrawn in the event of any misuse or failure to comply with rules and procedures.

Guest Safety:
All cottages have smoke detectors, fire extinguishers, fire blankets and emergency torches.

Inventory:
All cottages are equipped with equipment deemed necessary for the purpose of holiday accommodation. Cots, highchairs and stairgates as a package are available on request for £25.

Towels & Linen:
All bed linen, towels and kitchen towels are supplied, with the exception of swimming/beach towels.

Heating/Electricity:
All hot water, heating and electricity supply are included in the rental.

Water:
The water at Newbarn Farm is fresh natural spring water supplied via a bore hole
